Helpful information for For Sale By Owner sellers and buyers in British Columbia.

How It Works

Step 1: Create Your Account & Listing

Visit Sell Your Home and fill in your property details — title, location, price, bedrooms, bathrooms, square footage, and a detailed description. Create an account or log in if you already have one.

Step 2: Upload Photos

Add up to 20 high-quality photos of your property. Good photos are the #1 factor in attracting buyers. Include shots of the exterior, kitchen, living areas, bedrooms, bathrooms, yard, and any special features.

Step 3: Pay & Go Live

Pay the one-time fee of $25 CAD via secure credit card or PayPal. Your listing goes live immediately and stays active until your property is sold. No monthly charges, no hidden fees, no commissions.

Step 4: Receive Inquiries & Sell!

Interested buyers contact you directly through your listing page. You'll receive an email notification for each inquiry. Respond to buyers, schedule viewings, and negotiate on your own terms.

Tips for FSBO Sellers

Price Your Home Right

Research comparable properties in your area that have recently sold. Overpricing can cause your home to sit on the market too long, while underpricing leaves money on the table. Check the BC Assessment website for assessed values and look at similar listings in your neighbourhood.

Prepare Your Home for Showings

First impressions matter. Declutter, clean thoroughly, and make minor repairs before listing. Consider staging key rooms. Ensure your curb appeal is strong — mow the lawn, trim hedges, and clean the entrance. A clean, well-presented home sells faster and for more money.

Take Great Photos

Use natural light, shoot from corners to make rooms look larger, and capture every room plus the exterior. A good set of photos can make or break a listing. Consider hiring a photographer if you're unsure — it's a small investment that pays off.

Write a Compelling Description

Highlight what makes your property special. Mention recent upgrades, proximity to schools, parks, transit, shopping, and unique features. Be honest and detailed — buyers appreciate transparency.

Be Responsive to Inquiries

Respond to buyer inquiries quickly. The faster you reply, the more likely a buyer is to remain interested. Be flexible with showing times and be prepared to answer questions about your property, neighbourhood, and the selling process.

Tips for Buyers

Get Pre-Approved for a Mortgage

Before you start house hunting, get pre-approved by a lender. This tells you exactly how much you can afford and shows sellers you're a serious buyer. Pre-approval typically lasts 90-120 days.

Hire a Lawyer or Notary

In BC, you'll need a lawyer or notary public to complete a real estate transaction. They handle the title transfer, mortgage registration, and ensure everything is legally sound. Budget $1,000-$2,000 for legal fees.

Get a Home Inspection

Always get a professional home inspection before finalizing your purchase. An inspector will identify potential issues with the structure, roof, plumbing, electrical, and more. This protects you from costly surprises after closing.

Understand the Costs

Beyond the purchase price, budget for: Property Transfer Tax (1% on first $200K, 2% on balance), legal fees, home inspection ($400-$600), appraisal fees, moving costs, and potential renovation expenses. First-time buyers may qualify for the Property Transfer Tax exemption on homes up to $835,000.
